If you don’t already have a property survey, we’ll arrange for a professional survey team to measure your property and mark the boundaries.

To ensure your home’s long-term stability, an environmental engineer will test your soil to determine the depth of your lot and the correct amount of pilings needed for a foundation that lasts for generations.

Proposal & Pricing
Tailored package just for you
After we agree on the ideal design, BeachLife will present an all encompassing proposal that includes pricing as well as the estimated timeframe to complete your new build.

The pricing will be turn-key including flooring, finishes, kitchen and bath fixtures, cabinets and lighting.
Contracts & Permitting
Finalized architectural plans
Once you agree to the plans and sign the contract, the architect will finalize and stamp plans for your new home.

Our team will submit the plans to the city on your behalf and work directly with building department to get the permitting for clearing if necessary, and building.
Shop For Interior
Shop for your luxury kitchen & bath
Your contract will include budgets allowing you to shop for luxury kitchen, bath, and flooring items. Our exclusive partners at Excell Marble & Granite, specialize in importing rare, beautiful materials from around the world.

When you schedule an appointment and come in to the showroom, they’ll treat you like royalty. Their professionals guide you through the process with personalized service and expert advice to ensure you enjoy your home for years to come.
Time To Build

Throughout the construction phases, you'll receive daily pictures and updates of progress. Your assigned project manager is committed to making sure you know the schedule and that we're always transparent, properly setting your expectations.
Move In
This is what you've been waiting for
Throughout the building process, scheduled inspections ensure your home meets safety, code and quality standards, finalized with the issuance of a Certificate of Occupancy (CO) after the final approval.

Once the CO is issued, you’ll complete a walkthrough and then it’s time to move into your beautiful new home.
